This property is located in close proximity to the entrance of the Sandy Sanders Wildlife Refuge and the Doc Hollis Fishing Pond entranceoff ofHighway 30 offering great recreation in the general area of the property and just south approximately 1 ½ miles of Elm Creek which runs through the area in a general east/west direction.

TRACT #1 [FOR SALE]
Located approximately 4 ½ miles north of Highway 9 on the west side of Highway 30 containing 320 acres more or less of native grassland.
According to the owner there are two good ponds (dirt tanks in Texas) on this property together with a domestic well drilled approximately 100 feet deep in 2012 which is equipped with a 1 HP, solar-powered submersible electric motor and pump producing approximately 20 GPM.
According to the owner, brush control on the property was conducted in summer 2017.
TRACT #2 [SOLD]
Located approximately 2 miles south of Highway 9 on the east side of Highway 30 containing approximately 546.4 acres more or less of native grassland with approximately one mile of highway frontage on Highway 30 and approximately ½ of a mile of highway frontage on paved County Road 1730 on the extreme east end of Tract 2.
The east 232.4 acres of Section 35 is located east of Highway 30 and has two good ponds (dirt tanks in Texas) with the Reed Water Corp. pipeline providing rural water to the livestock pens which consists of welded pipe and sucker rod built in 2016 with some wood and wire panels from earlier times and has electricity to the pens.
A live creek runs through this portion of Tract 2 and runs mostly year round with just holes of water in the creek during dry times when the creek does not run.
The portable buildings located on this portion of Tract 2 are not included in this sale and will be moved by Seller at closing.
The north ½ of Section 36 adjoins the 232.4 acre tract and has paved County Road 1730 running north and south along the east end of this ½ section.
Horse Creek runs through this ½ section and runs mostly year round with holes of water remaining in dry times when the creek does not run.
According to the owner a well is located in the southeast corner of the ½ section which is drilled approximately 140 feet deep and which is equipped with a 1 HP, solar-powered submersible electric motor and pump producing approximately 8 to 10 GPM.
Tract 2 is located north up Highway 30 approximately 8/10 of a mile from the Salt Fork of the Red River.
Wildlife on both Tracts 1 & 2 consists of white tail deer, turkey, bob white quail, wild hogs, some bobcat (no known mountain lion) and other varmints.
