This property has not been grazed for thirteen years. The windmill on the domestic well appears to be good and useable however the condition of the well and the pump are unknown. According to local sources the well should be approximately 110 to 120’ deep producing a good quantity and quality of water.

A single phase electric line parallels the full frontage of the north boundary of the property.

The terrain is open and rolling with a large playa lake and a sandy loam soil. Grasses on the ranch are predominantly Blue Gramma with other grasses native to the area.

This is one large pasture with no cross fencing. Fences are good to almost new on the west and south sides of the ranch other fences are average for the area with need of some repair.

Elevation of the property is approximately 6,000’ above sea level.
