Magado Creek
Fork Ranch
Lincoln County, New Mexico

State: New Mexico
Region: South Central Mountains

County: Lincoln
Elevation: 6930ft-7220ft
Property Type: Native Grass

Acres: 250 +/- deeded
Location: Alto/Capitan, New Mexico area

Magado Creek Fork Ranch, consisting of approximately 250 acres, is located just north of Angus, NM and south of Capitan, NM and lies between the Capitan Mountains and the Sacramento Mountains in the shadow of Sierra Blanca. The villages of Ruidoso, Alto and Capitan are minutes away and have many activities including skiing, golf, horse racing, casino gaming, art, shopping, etc. The property has approximately a half-mile of frontage on NM highway 48.

The ranch is rugged and scenic with a spring fed fork of Magado Creek traversing the west portion of the property. Elevation ranges from approximately 6,930 feet to 7,220 feet and provide for a diverse topography. The Little Bear fire affected the property but Ponderosa and Pinon Pine trees along with Juniper are found scattered across the property but especially along the creek. Sierra Blanca views are available throughout the ranch and the colors of New Mexico are evident from the mountains and meadows to the sunrise and sunset. It is rare to find acreage of this size with such highway frontage and multiple uses in close proximity to the Alto/Ruidoso area.

Magado Creek Fork Ranch has good fencing throughout but a north boundary fence will need to be built. The ranch is otherwise unimproved leaving a blank canvas for a new owner. Electricity is accessible along NM 48 which is the east boundary of the ranch.

Wildlife found on the ranch includes Elk, Mule Deer and Turkey with Black Bear, Lion and Coyote also seen throughout the area. The ranch is being divided off a larger property and elk tags will be determined.

According to the Western Regional Climate Center, Capitan, NM at an elevation of approximately 6,400 feet has an annual precipitation of 16.34" which includes 27.3" of snowfall. Precipitation and snowfall would vary on the ranch with the elevation. Average maximum and minimum temperatures are 49.4°F and 23.2°F for January with 84.3°F and 53.4°F for July.

This is ranch has development potential in the growing and desirous area of the Sacramento Mountains or would make an excellent estate property for a home in the mountains. Take a look at this spring fed gem in the Southern Rockies!
